RENTAL AGREEMENT

1. Check-In & Check-Out

• Check-in: After 3:00 PM
• Check-out: By 10:00 AM
• Early check-in or late check-out must be approved in advance.
• Guests must provide accurate guest count prior to arrival.

2. Occupancy & Visitors

• Guest booking the reservation and staying on property must be 25 years or older. Reservationist will be required to share phone number, email address, and License ID number to book.
• Maximum occupancy: 6 guests.
• No unregistered guests will be allowed on the premises without prior approval.
• No parties, events, or large gatherings are permitted.

3. Noise & Neighborhood Respect

• Quiet hours: 10:00 PM – 8:00 AM.
• Please respect neighbors—no loud music inside or outside.
• Disturbances may result in immediate eviction without refund.

4. Smoking, Vaping, & Substances

• No smoking or vaping inside or outside of the property.
• No illegal substances allowed on the property.

5. Pets

• Pets are not allowed on the premises.

6. Beach Gear & Outdoor Items

• Please rinse off sand using the outdoor hose before entering the house.
• Do not store wet towels, swimsuits, or gear on indoor furniture.
• Beach chairs, umbrellas, and gear must be cleaned off and returned to their designated storage area after use.

7. Environmental & Wildlife Protection

• Do not disturb dunes, sea turtle nests, or coastal vegetation.
• The property is professionally managed and monitored for pest control. As such, please close doors to prevent insects and humidity from entering. Keep food sealed and in pantry when not in use. If guest notices insects or pests of any kind, please notify the owner immediately for remediation. No refund will be issued for seen pests.
• Turn off outdoor lights at night when not in use.

8. Safety & Security

• Do not disable Wi-Fi, smoke detectors, carbon-monoxide detectors, or security cameras.
• Lock doors and windows when leaving the property.
• Report any damage or safety issue(s) immediately.
• If using the grill or fire pit, ensure that the propane has been turned off when not in use.

9. Parking

• Parking provided for 2 vehicles.
• Park only in designated areas; do not park on the sidewalk or block driveways.

8. Cleaning & Care for the Property

• Leave used towels in one pile upon check-out.
• Wash dirty dishes or load and run the dishwasher.
• Turn off lights and TVs when not in use.
• Please treat the home with care—accidents happen, but notify us right away.

9. Trash & Recycling

• Dispose of trash (Grey Bin) and recycling (Blue Bin) located near the shed. Please return bins to their previous location after pick-up. Trash is picked up on Mondays and Thursdays. Recycling is picked up on Thursdays.
• Do not leave food or trash outside (to avoid wildlife/pests).

10. Kitchen Use

• Please keep cookware, dishes, appliances, and outdoor grill clean.

11. Hot Tub Rules

• Use at your own risk. Children 5 and under are strictly prohibited from hot tub use. Children 6 years and over must be supervised at all times. Be advised that risks of drowning and overheating are high for small children. Keep temperatures below 98 degrees Fahrenheit when children are present and limit use to short periods.
• Shower before entering.
• No glass containers in the hot tub area.
• Turn off the jets and lights, and replace the cover when not in use.

12. Prohibited Activities

• No fireworks.
• No firearms/weapons unless legally permitted & declared.
• No commercial photography or filming without approval.

13. Damage & Fees

• Guests are responsible for any damage beyond normal wear and tear.
• Lost keys or remotes will result in replacement fees.
• All reservations require a $150 pre-authorized security hold to cover potential damages, excessive mess, or additional cleaning beyond standard turnover. This is not a charge and will only be used if necessary. The hold will be released up to 5 days after check-out, following a routine post-stay inspection of the property.

13. Cancellation Policy

• 100% of payment is due at time of booking and is refundable when canceled 30 day(s) before arrival or earlier.
• 50% of payments are refundable when canceled 7 day(s) before arrival or earlier.
• 0% refundable if canceled after 7 days before check-in.

14. Compliance

• By booking, guests agree to follow all house rules. Failure to follow house rules may result in additional charges or immediate cancellation of the reservation without refund.
